Rental Fees

  • Application fee: $60 per applicant.
  • Admin fee: $150. Due at Move-in. (Waived until 07/31/26: if app is done on the same day as tour)

Utilities & Renters Insurance

  • Water: $65 (1BR) / $75 (2BR) / $85 (3BR)
  • Renters Insurance: Required, $13.50/month
  • Pest Control: $6 | Trash: $33
  • Pet Fee: $300 non-refundable pet deposit, $35 monthly pet rent
  • Aggressive breeds not allowed

Rental Criteria

Background check required for all occupants 18+.

  • No evictions, large collections, or landlord debt
  • Case-by-case review of misdemeanors and felonies (no theft or violence)
  • No bankruptcies in the past 4 years
  • Minimum credit score: 575
  • Income must be 2.7x rent (after taxes).
  • Income verified via bank link, payroll link, or documents
  • Out-of-state applicants: job transfer proof or offer letter + in-person visit required
  • No security deposit! We use The Guarantors—a one-time fee covers deposit and rent loss, saving on move-in costs
